The price we quote is the price you pay. We tell you before we start. We don't change it after we finish.
Most junk removal companies charge by the hour, by the item, or with hidden fees. We charge by the space your stuff takes up in the van. That's it.
Why? Because it's the most honest way to price junk removal. The size of the load determines our time, our dump fees, our drive — so the size of the load determines your price. Simple.
Send us a few photos of what you've got, and we'll tell you which tier it fits in — usually within an hour. If you're between tiers, we'll tell you that too. We'd rather quote you accurately than overcharge you and lose the trust.

Single items
Single item pickup pricing.
For one-off pickups (a single couch, fridge, mattress, etc.), we don't charge full quarter-van pricing. Single item pricing depends on:
- The item itself (a 300-pound fridge with freon costs more to dispose of than a couch)
- Weight and size (heavier items mean more labor, sometimes a second person)
- Where it is in the home (curbside pickup vs third-floor walk-up)
- Stairs, narrow doorways, or other access challenges

When one van isn't enough.
Most big jobs don't fit in a single Full Van. A whole-house cleanout, a full garage stuffed with years of accumulation, an estate, a hoarder situation — these almost always run on multiple loads. Sometimes 2, sometimes 5, sometimes more.
We never quote these blindly. Before any work begins, we do a free walkthrough — in person or by video call — to estimate the actual total volume. Then we give you a flat-rate quote for the entire job, including all the loads, all the labor, all the dump fees.
The price you see is the price you pay. Same as our tier pricing — just scoped to the real size of the job.
Custom jobs
Hoarder situations and estate cleanouts.
These jobs are too unique for tier pricing. They depend on how much stuff is there, the condition of the home, accessibility, family involvement, and time sensitivity.
For both hoarder and estate situations, we offer a free walkthrough before any work begins. We'll see the space, talk through the approach, and give you a flat rate for the whole job — same upfront, no-surprises pricing as the rest of our work, just scoped to your specific situation.
Hoarder walkthroughs are completely confidential. What we see stays with us.
